With the new Superbonus 2023, access to subsidised deductions for new energy efficiency systems in your condominium is a reality.

RIPA ENERGY SYSTEM S.R.L. will take care of designing and upgrading your condominium’s energy systems for you to obtain the 90% Superbonus.

You should know that to date the Superbonus is also foreseen for the years 2024 (with 70% deduction of expenses) and 2025 (with 65% deduction).

For earthquake-affected areas, the 110% Superbonus is scheduled to be extended to 31 December 2025 for building work carried out on buildings damaged by earthquakes occurring after 1 April 2009 and those affected after 15 September 2022.

INTERVENTIONS THAT QUALIFY FOR DEDUCTION
OF SUPERBONUS AND SUSTAINABLE COSTS:

RIPA ENERGY SYSTEM s.r.l. and choose the clarity:

Thermal insulation of vertical, horizontal, and inclined opaque surfaces

• 40,000 euros multiplied by the number of real estate units that make up the building for buildings consisting of two to eight units.

• 30,000 euros multiplied by the number of real estate units that make up the building for buildings consisting of more than eight real estate units.

Purchase and installation of windows, including fixtures

The installation should be performed jointly with one of the interventions referred to in paragraph 1 of the D.L. 34, up to 60,000 per real estate unit.

Centralized air conditioning systems with condensation or heat pump or hybrid or geothermal

• 20,000 euros multiplied by the number of real estate units that make up the building for buildings consisting of up to eight real estate units.

• 15,000 euros multiplied by the number of real estate units that make up the building for buildings consisting of more than eight real estate units.

Photovoltaic solar systems

The installation must be carried out through one of the interventions referred to in paragraph 1 of the D.L. 34.

• 48,000 euros and within the spending limit of 2,400 euros per each kW of the rated power of the solar photovoltaic system.

• 48,000 euros and within the spending limit of 1,600 euros per kW of the rated power of the solar photovoltaic system, in case of building renovation interventions.

• 48,000 euros for the contextual or subsequent installation of accumulation systems integrated with photovoltaic systems, within the spending limit of € 1,000 for KW of the capacity of the accumulation system.

The installation must be carried out through one of the interventions referred to in paragraph 1 of the D.L.

• 1,500 euros for multi-family units or condominiums that install up to 8 columns.

• 1,200 euros for condominiums that install more than 8 infrastructure for electric charging.

RIPA ENERGY SYSTEM S.R.L. discounts on the invoice the entire amount of work and purchase the tax credit that it then transfers to third parties.

INDIRECT MODEL

Indirect relationship between RIPA ENERGY SYSTEM S.R.L. and the condominium.

The management contract for the entire energy efficiency procedure, including the assignment of credit, is entrusted to an energy service company.

The regulations currently in force and related amendments require buildings to be constructed and maintained according to specific parameters. It is essential to act conforming with the law to ensure and increase the property value over time.

• Conformity and adaptation to the regulations relating to the paving work provided, in compliance with the UNI regulations, the ISO 9001, 14001, 45001 system certifications, and the LEED certification.

• Final certification of works good execution.

• Use of the BIM method.
